What Warranty Coverage Means

GENMECH HVAC warranty coverage is a service contract that protects enrolled equipment under one of three maintenance agreement tiers. It is separate from the manufacturer equipment warranty and covers labor, parts, and (at Level 3) compressor replacement. All equipment must pass an initial inspection before enrollment. Existing deficiencies are excluded until repaired. Coverage is priced per ton of cooling capacity with a minimum charge per unit, and each agreement runs a 12 month term with the option to upgrade, downgrade, or add units at renewal.

Three Coverage Levels

Each tier covers a defined scope of parts, labor, and equipment. Coverage scales up from filters and inspection at Level 1, to covered parts and repair labor at Level 2, to full compressor replacement at Level 3. Full pricing and example annual costs appear in the next section.

Warranty Coverage Pricing

Coverage is priced per ton of cooling capacity with a minimum charge per unit. Rates apply to standard rooftop and split system equipment in good condition. Equipment over 10 years old, higher risk configurations, or refrigeration heavy operations may fall outside these ranges and receive a custom quote after inspection.

Enrollment Requirements

All equipment must pass an initial inspection before enrollment. These conditions protect the coverage pool and keep annual pricing predictable for every customer on an agreement.

Initial Inspection

Every unit is walked, tagged, and assessed for age, refrigerant type, mechanical condition, and control state. Existing deficiencies are documented and excluded from coverage until repaired at standard rates.

Level 3 full coverage is available on equipment less than 12 to 15 years old. Equipment over 10 years old may require a 20 to 40 percent pricing increase depending on condition, refrigerant type, and parts availability.

Compressor Terms

Compressor Coverage Rules

Compressor coverage carries a $500 to $1,000 deductible per event. Replacement is limited to one compressor per unit per agreement term. Failures caused by excluded events (see next section) are not covered under any tier.

Full Exclusions List

Warranty coverage does not extend to failures caused by external events, misuse, or unauthorized work. These exclusions apply to every coverage tier. Repairs made necessary by any of the following remain the responsibility of the equipment owner and are quoted at standard rates.

Electrical Events

Damage caused by power surges, phase loss, brown outs, lightning strikes, or utility supply irregularities is excluded. Coverage assumes clean, stable electrical service to the equipment.

Environmental Damage

Flooding, fire, wind damage, hail, storm impacts, vandalism, and theft are excluded from all coverage tiers. These events are typically covered under property insurance rather than an equipment service agreement.

Improper Service or Contamination

Failures caused by refrigerant contamination, improper maintenance performed by another party, or unauthorized repairs after enrollment void coverage on the affected equipment. Only GENMECH HVAC service work is covered under the agreement.

Site and Access Charges

Cranes, permits, roof repairs, structural work, and after hours premium labor are excluded unless specifically added to the agreement. Full equipment replacement (as opposed to component repair) is also outside coverage scope.

Quarterly Maintenance Option

Standard coverage includes two preventive maintenance visits per year. Customers who need four visits per year can upgrade to a quarterly cadence. Quarterly pricing runs 40 to 70 percent above standard Level 1 pricing, with the exact rate depending on the site factors listed below.

Visit Frequency

Standard cadence is two visits per year (spring pre cooling season, fall pre heating season). Quarterly cadence adds two mid season visits per year for a total of four inspections, useful for high runtime equipment or critical service environments.

Pricing Uplift

Quarterly maintenance runs 40 to 70 percent above Level 1 pricing. The 40 percent floor applies to lightly loaded, easy access equipment. The 70 percent ceiling applies to belt driven or difficult access systems requiring more time and parts per visit.

Pricing Factors

Final quarterly pricing depends on filter count per unit, presence of belt driven components, rooftop accessibility, coil condition at enrollment, travel distance from Midland, and overall equipment complexity. All factors are itemized in the written proposal.

When to Choose Quarterly

Quarterly maintenance is recommended for grocery, medical, data center, and any operation where an unplanned HVAC failure creates immediate downstream costs. It is optional for standard office and retail properties running Level 1 or Level 2 coverage.

Frequently Asked Questions

How is the warranty coverage different from my manufacturer warranty?

Manufacturer warranties cover defective parts on new equipment for a defined period (typically 5 to 10 years) but exclude labor and often exclude compressor damage from external events. GENMECH HVAC warranty coverage adds labor, covered parts, priority scheduling, and (at Level 3) compressor replacement on enrolled equipment for the full 12 month term.

Do I have to enroll before something breaks?

Yes. Enrollment requires an initial inspection with the equipment in working order. Existing deficiencies documented during that inspection are excluded from coverage until repaired at standard rates. Once repairs bring the equipment to a covered baseline, the tier coverage activates for the remaining term of the agreement.

Why is coverage priced per ton instead of per unit?

Tonnage is the truest proxy for equipment work load, service time, and parts cost. A 20 ton rooftop unit needs more filters, more refrigerant, and longer inspection time than a 3 ton unit. Per ton pricing keeps quotes fair and predictable across mixed equipment fleets, backed by a per unit minimum for small units.

What is the compressor deductible for Level 3 coverage?

Compressor coverage under Level 3 carries a $500 to $1,000 deductible per event, depending on unit size and refrigerant type. Coverage is limited to one compressor replacement per unit per agreement term. The deductible is finalized in the written proposal and shown before you sign, never billed as a surprise after the fact.

What voids the warranty coverage?

Coverage on a specific unit is voided by unauthorized repairs performed by another party during the agreement term, or by damage from excluded events (surges, phase loss, flooding, fire, lightning, vandalism, refrigerant contamination). Only work performed by GENMECH HVAC counts toward covered service. Adding a compliance clause in the proposal keeps the terms clear.

Can I mix coverage tiers across my equipment?

Yes. A single facility can run Level 3 on newer critical rooftops and Level 1 on older auxiliary units where full coverage does not make economic sense. During the initial inspection, GENMECH HVAC recommends tier per unit based on age, condition, and downtime cost. The written proposal lists coverage line by line.

What happens when the 12 month term ends?

The agreement renews annually. At renewal you can upgrade tiers, downgrade tiers, add or remove units, or cancel with no penalty. Equipment condition is re assessed at renewal, and any age based pricing bumps (for units crossing 10 years) are shown in advance. There are no multi year lock ins.
