What Warranty Coverage Means

GENMECH HVAC residential warranty coverage is a service contract that protects home HVAC systems under one of three maintenance agreement tiers. It is separate from the manufacturer equipment warranty and covers labor, parts, and (at Level 3) compressor replacement on your central AC, furnace, heat pump, or mini split. All equipment must pass an initial inspection before enrollment. Existing deficiencies are excluded until repaired. Coverage is priced per ton of cooling capacity with a minimum per system, and each agreement runs a 12 month term with the option to upgrade, downgrade, or add systems at renewal.

Three Coverage Levels

Each tier covers a defined scope of parts, labor, and equipment. Coverage scales up from filters and inspection at Level 1, to covered parts and repair labor at Level 2, to full compressor replacement at Level 3. Full pricing and example annual costs appear in the next section.

Warranty Coverage Pricing

Coverage is priced per ton of cooling capacity with a minimum charge per system. Most homes have a 2 to 5 ton central AC. Rule of thumb: about 1 ton per 500 to 600 square feet in the Midland climate. Equipment over 10 years old or in poor condition may fall outside standard rates and receive a custom quote after inspection.

Most 2 to 5 ton residential systems hit the per system minimum. Larger homes with dual zone systems or heavier tonnage cross the minimum and pay the per ton rate.

Enrollment Requirements

All equipment must pass an initial inspection before enrollment. These conditions protect the coverage pool and keep annual pricing predictable for every customer on an agreement.

Initial Inspection

Every system in your home is inspected and assessed for age, refrigerant type, mechanical condition, and thermostat setup. Existing deficiencies are documented and excluded from coverage until repaired at standard rates.

Equipment Age Rules

Level 3 full coverage is available on equipment less than 12 to 15 years old. Equipment over 10 years old may require a 20 to 40 percent pricing increase depending on condition, refrigerant type, and parts availability.

Compressor Terms

Compressor Coverage Rules

Compressor coverage carries a $500 to $1,000 deductible per event. Replacement is limited to one compressor per unit per agreement term. Failures caused by excluded events (see next section) are not covered under any tier.

Full Exclusions List

Warranty coverage does not extend to failures caused by external events, misuse, or unauthorized work. These exclusions apply to every coverage tier. Repairs made necessary by any of the following remain the responsibility of the equipment owner and are quoted at standard rates.

Electrical Events

Damage caused by power surges, phase loss, brown outs, lightning strikes, or utility supply irregularities is excluded. Coverage assumes clean, stable electrical service to the equipment.

Environmental Damage

Flooding, fire, wind damage, hail, storm impacts, vandalism, and theft are excluded from all coverage tiers. These events are typically covered under property insurance rather than an equipment service agreement.

Improper Service or Contamination

Failures caused by refrigerant contamination, improper maintenance performed by another party, or unauthorized repairs after enrollment void coverage on the affected equipment. Only GENMECH HVAC service work is covered under the agreement.

DIY, Tenant, and Access Issues

DIY repairs, damage caused by tenants (for rental properties), pet damage to equipment or refrigerant lines, and after hours premium labor are excluded. Full equipment replacement (as opposed to component repair) and duct system rework are also outside coverage scope.

Which Home Systems Are Covered

Residential warranty coverage applies to the four most common HVAC system types in Midland area homes. Each enrolled system gets its own inspection and its own coverage tier. Mix and match tiers across systems if you have more than one.

Central Air Conditioning

Split system central AC with outdoor condenser and indoor air handler or furnace coil. Coverage includes capacitors, contactors, blower motors, and the compressor (Level 3). The most common covered system in Midland area homes.

Gas Furnaces

Natural gas and propane furnaces including ignitors, gas valves, flame sensors, blower motors, and control boards. Heat exchanger inspection is included at every PM visit. Cracked heat exchangers are documented and quoted separately (safety issue, not a coverage event).

Heat Pumps

Air source heat pumps including reversing valves, defrost boards, auxiliary heat strips, and outdoor unit components. Priced per ton same as central AC. Level 3 covers the compressor, the highest cost failure on a heat pump system.

Mini Split Systems

Ductless mini splits for casitas, add on rooms, garages, or whole home multi zone setups. Each indoor head plus the outdoor condenser counts as one system for warranty pricing. Common in Midland retrofits and outbuildings.

Frequently Asked Questions

How is the warranty coverage different from my manufacturer warranty?

Manufacturer warranties on residential HVAC cover defective parts on new equipment for 5 to 10 years but usually exclude labor, refrigerant, and compressor damage from external events. GENMECH HVAC residential warranty coverage adds labor, covered parts, priority scheduling, and (at Level 3) compressor replacement on your home system for the full 12 month term.

Do I have to enroll before something breaks?

Yes. Enrollment requires an initial inspection with your systems in working order. Any existing deficiencies documented during that inspection are excluded from coverage until repaired at standard rates. Once repairs bring the system to a covered baseline, the tier coverage activates for the remaining term of the agreement.

What happens to my coverage if I sell my home?

Warranty coverage is transferable to the new owner for the remainder of the term at no additional charge. Documentation of enrollment and any covered repairs is a positive signal to home buyers, especially in West Texas where HVAC reliability is a top inspection concern. The transfer paperwork is a single form the new owner signs at closing.

What is the compressor deductible for Level 3 coverage?

Compressor coverage under Level 3 carries a $500 to $1,000 deductible per event, depending on system size and refrigerant type. Coverage is limited to one compressor replacement per system per agreement term. The deductible is finalized in the written proposal and shown before you sign, never billed as a surprise after the fact.

What voids the warranty coverage on my home system?

Coverage is voided by DIY repair attempts, work by another HVAC company during the agreement term, refrigerant contamination, or damage from excluded events (surges, lightning, fire, flooding, vandalism, pet damage). Only work performed by GENMECH HVAC counts toward covered service. Filter changes and thermostat adjustments by the homeowner are fine and do not affect coverage.

What if my home has more than one HVAC system?

Common in larger Midland homes with dual zone systems, upstairs and downstairs units, or a main home plus casita. Each system gets its own inspection, its own coverage tier, and its own annual price. You can enroll all systems at the same tier or mix tiers based on system age and condition. The written proposal lists each system separately.

What happens when the 12 month term ends?

The agreement renews annually. At renewal you can upgrade tiers, downgrade tiers, add or remove systems, or cancel with no penalty. System condition is re assessed at renewal, and any age based pricing bumps (for systems crossing 10 years) are shown in advance. There are no multi year lock ins for residential warranty coverage.
